How To Negotiate

Getting a good deal on a home is important to most buyers. Some are interested in purchasing an investment property that will hopefully appreciate in the next decade, while others simply want to get the most for their money in Windsor or Cabbagetown Toronto. There may be a few listings that are priced below their current market value for quick sale among the thousands of homes available but the best way to get the price that you're looking for is to negotiate with the sellers. Here are some tips that could save you thousands whether you're interested in a Tip Top loft or a home in the suburbs.

The first rule of any negotiation is to know as much as possible about the situation of the other party. Do a little investigating with your real estate agent and see if the sellers are looking for a certain closing date or if there are any small issues with the property that you can use as a starting off point in negotiations. This is not about exploiting weakness in the sellers so much as it is a way of turning you into the ideal buyer for that property. If the sellers have already bought a unit in St Lawrence Market condos and don't want to be paying two mortgages for long they might be willing to cut the price to get out sooner.

Have a realistic price that you would like to get to with the sellers and several different strategies to get there. The most direct root to paying less for a home is of course to present an offer of purchase that's for less than the listing price but there are other ways for you as the buyer to save money. Many people are not asking for sellers to pay some or all of the closing costs or to buy the buyers credits towards their mortgage. Try to leave emotions out of the negotiating phase. It's very likely that you're making an offer on this home because you've fallen in love with it and might have already started to imagine what it's going to be like to live there. But you want to make sure that you're not bringing these emotions with you to the bargaining process. Use the expertise and neutrality of your Windsor or Scarborough real estate agents to help you through the negotiations so that you don't end up putting up more money than you have or getting too upset if negotiations fail. There is always going to be another suitable home out there.
